Form 2 Disclosure statement

Stress-free disclosure statements

From 1 August 2025, Sellers in Queensland must provide Buyers with a Form 2 Disclosure Statement outlining particular matters about the Property and attaching copies of relevant documents and searches. Failure to do this correctly can results in legal and financial consequences including termination rights for Buyers - so its important to get it right!

Our difference

It is critical the Disclosure Statement is done correctly. One missed box, disclosure or search could render it invalid. If an invalid Disclosure Statement is handed to your Buyer then, after the contract is signed, your Buyer could terminate the Contract at any time right up to Settlement with a full refund of their deposit. We will ensure it is done correctly, giving you confidence when signing a Contract of Sale. 

Our differences include:


  • Confidence: Having the confidence that the Disclosure Statement has been done by a law firm, not an online company (many of which explicitly state they are not law firms and you are not covered by insurance in their Ts&Cs)
  • Contact: You, and your real estate agent, having a dedicated file handler with a direct mobile phone number for any questions, updates and help rather than having a "team" or general 1300 line.
  • Post-completion support: Following completion of the Disclosure Statement, Buyers will have questions or queries on the Statement, some of which you and your agent cannot answer. If we've drafted the Statement, all questions can be directed to us which saved you and your agent time, and provides your Buyers with confidence.
  • Efficiency: Having a relationship from the get-go. Using an online provide can mean a large amount of double-handling. For example, you will have to provide them with identification, documentation and answers in order to complete your Form 2. When you then engage a law firm to assist in the conveyancing, you will, again have to identify yourself and, depending on your circumstances, may have to provide documentation and information again. Engaging a law firm from the outset avoid this unnecessary double-handling.
